This report is one of the most common selections for a house survey and is often referred to as a "Homebuyers Report" (Level 2 Homebuyers Report).
This type of survey and report is ideal when purchasing a conventional property (house, flat or bungalow), built using common building materials and is in reasonable condition. It is generally most appropriate for properties built after circa 1930.
The report provides concise but informative advice on the construction, condition and repairs, which you will find essential when deciding whether to buy the property. As an informed buyer you will have full visibility of immediate repairs and future maintenance requirements, which could be costly further down the line.
The Level 2 Homebuyer Report or Home Survey, uses a easy to understand ‘traffic light’ ratings system to establish the condition rating of the main elements of the property (such as the roof, walls, floors, windows, interior, services etc.). The report is issued in an electronic format and uses the following simple Condition Rating system:
Condition rating 3 - Defects that are serious and/or need to be repaired, replaced or investigated urgently.
Condition rating 2 - Defects that need repairing or replacing but are not considered to be either serious or urgent.
Condition rating 1 - No repair is currently needed
