This is the most comprehensive pre-purchase residential report available and is often referred to as a "Full Building Survey" or "Structural Survey".
This report can be undertaken on any property no matter its age, but is particularly appropriate for:
- Older properties - circa pre-1930s
- Listed buildings
- Buildings which require major repairs or refurbishment
- Buildings which have been significantly altered
The report provides detailed information and advice regarding the condition and repairing requirements, as well as recommended time frames for carrying out repairs and the consequences of not doing so. This information is essential when deciding whether to buy the property, particularly ones which require more complex consideration, and additional inspection time due to their age and condition.
As an informed buyer you will have full visibility of immediate repairs and future maintenance requirements, which could be costly further down the line.
The Level 3 Building Survey, is a detailed technical report and uses a easy to understand ‘traffic light’ ratings system to establish the condition rating of all elements of the property which we are able to inspect. The report is issued in an electronic format and uses the following simple Condition Rating system:
Condition rating 3 - Defects that are serious and/or need to be repaired, replaced or investigated urgently.
Condition rating 2 - Defects that need repairing or replacing but are not considered to be either serious or urgent.
Condition rating 1 - No repair is currently needed
Our Level 3 building survey users our own bespoke template which has been purpose built to be easy to follow whilst a comprehensive document. The report is prepared in accordance with the RICS Home Survey Standard.
